Villa rental terms and additional information:


  • This villa can be rented for periods starting from 1 week.
  • During peak season (January), the minimum rental period is one month.
  • Electricity and water are charged separately from the rental price, based on city meter readings (readings are recorded upon check-in and check-out).
  • A security deposit of $1,500 is required to ensure the safety of the villa's contents. This deposit must be paid upon check-in in cash, cryptocurrency equivalent, or by bank transfer to a Russian bank card at the current exchange rate. This deposit will be refunded in full after the villa has been inspected, provided there is no damage to the property.
  • This villa and all its furniture are valued at 23 million baht, and any damage is quite costly. Therefore, we ask that you treat your temporary accommodation with the same respect and care you would treat your own property.
  • In the event of damage to the villa's contents (including appliances, linens, dishes, furniture, and decorative items), the insurance will cover the damage. A $3,000 deposit will be deducted from the cost of repairs or complete replacement of any damaged or broken item.
  • The cost of all property is listed in the villa's inventory and price list, and the tenant must review it upon check-in.
  • Noisy parties and very loud music are prohibited by the house rules and to ensure the comfort of neighbors.
  • Pets of any type and size are strictly prohibited.
  • Twice-weekly cleaning with weekly change of bed linen and towels are included in the villa rental price.
  • Guests can request additional cleaning and linen changes for an additional fee (1,500 baht per cleaning and 3,000 baht per cleaning and linen change).
  • Twice-weekly pool cleaning and garden maintenance are included in the rental price and are performed on Tuesdays and Saturdays at 10:00 a.m. (The time can be changed by prior arrangement if necessary).
  • The cleaning schedule and time are agreed upon with the tenant based on their needs. High-speed internet access is included in the rental price throughout the villa.
  • The villa also features one 55-inch Smart TV.

Villa layout:

The main building includes two bedrooms, each with an en-suite toilet and shower. The master bedroom has a bathtub in the bathroom.


The kitchen area provides access to the laundry area with a washing machine and shelves for storing detergents and linens.


The villa has parking for one car.
